Funding needed for 10 unit bldg, initial investor gave up!!

Hello, as it says above, initial investor is retiring and gave me a killer deal on a 10 unit bldg in TN. Not yet under contract so I'm hesitant to give specific address. The demo is complete, new windows, new framing but there is nothing else so this is a clean slate job. As of now, i calculate $210k for purchase/reno and a $335-350k ARV according to my local multi-family realtor. As I continue to negotiate, my purchase price should go down quite a bit...he's a family friend who owns over 3,000 properties in 6 states.
