Some pretty good ones. Working for walmart I had heard a lot of these with interviews, tardiness and call out excuses. But I recently took over managing 100 unit complex in a D class property in a D class neighborhood. Recently ran by ex owner for 9 years, creating a complex known as "last chance arms" for tenants with multiple felonies who couldn't go anywhere else but there or become homeless. My favorite so far is a openly gay cross dressing man apply for a unit, who I was walking through the application as I don't care what you do as long as you qualify. Proceeds to tell me that his criminal history is years ago when he was on "cracka cocain a" but is all better now. And tells me 15 minutes on entire bad habits. ( assault/ Robert w firearm/ grand theft / intent to sell/ possession) all on record. My favorites have to be the tenants that I came down on and offered cash for keys / let them break lease to leave. They come back looking for a place to live!!! I tell them sure if they pay their previous balance, first and last month rent as deposit and first month rent. They immediately go from super nice/sorry to almost instant racial slurs and cussing. Also I have learned that you only put one person on the lease but background check both! It's cheaper to evict one person and when it's a couple and a domestic abuse case happens it's very cut and dry. The funniest is 3 days later they plead for their significant other to come back while they still have a black eye/swollen face. And I agree the what do I consider felonies was funny at first but I actually have limited my Felonies to drugs and assaults! I am just now getting enough traction to attract felony free tenants!!! Also the first few times I rented to out of state tenants who show up and the look on their face is priceless! And listening to representatives of free healthcare/free phones really blows my mind what is taught to low income areas. "Republicans want to steal your free food/money/healthcare." "Vote democratic to keep living the good life." The things you learn!

Good evening,

I have bought a 2 year live in flip and my first project is to replace a sliding glass door that I can't lock from the outside to French doors. I have looked up the how too and it seems straight forward. 

My main question is where can I find deals on securing nice French doors. I dont mind purchasing new, used or maybe refurnishing some as I have plenty of time. Just want a few ideas.

I have a question; I have read throughout the forum and am a bit of a lurker. One concept that Biggerpockets promotes is to add value to someone in order to create a mentor-ship or to ask for advice. Would it ever be possible to add to the forums "looking to give free work in the "location you live in" area. I don't know if this has been tried, failed miserably or not the correct way to start networking.

I was just thinking I wouldn't mind testing out or sitting in a couple of screenings, picking deals in my area and I am willing to do anything to create that contact in the Jacksonville, FL area.

My name is Mark Ferguson and I live in the greater Jacksonville, Florida area.. I currently work in retail as a manager at a large corporation. I gained interest on May of 2014 in real estate, specifically, rental investment properties after having two that I have bought. I decided that I want to start actively pursuing this interest in the hopes that I can soon retire from retail and in 15-20 years from now I will have enough investment properties to sustain a comfortable lifestyle that I can enjoy. I started researching information/ideas on the internet and actually downloaded a beginners guide to real estate produce by biggerpockets on my iPhone.This lead me to the forum and I am starting my networking here on this website. I am interested in soaking up as much knowledge as I can and to eventually be a full time experienced real estate investor.

Awesome knowledge and thank you for sharing it with us. I have more experience with SFH than MFH. Where do I start looking for MFH and what are things I should be looking for? And if there is a topic already started about this I apologize I just could not find it.
