I have a property I am interested in purchasing in Jacksonville FL. I can get some creative financing and get it for a good deal. I just am worried that I will spread myself to thin. Does anyone have an idea/method on when to tell themselves to stick what they have or keep pushing forward. 

Would it be less risky to find a partner for this deal? or would that still be risky because you have to share control with another individual(s).

I love the idea. If you request a deposit up front for entire credit card amount this could protect you (they some how get information and run a balance you pay it off and kick take them off).

Good evening all,

I am trying to generate business through an online site that posters and submit a request and it sends info to everyone who as linked the keyword to their account. And it gives you an opportunity to send back a quote and I usually send this message back to them.

I am hoping to improve my first impression message and was wondering what I should alter or if this message would not get your business, what would. Keep in mind that these people are at the point where they want to hire a Property Manager.

Good afternoon,

My name is Mark Ferguson and I run a property management division of RTT Realty. I am currently experienced with running Single family homes all the way up to a 100 unit complex in downtown Jacksonville, in the 32206 area code.

I have dealt with all situations and like to keep the owner informed without weighing down with day to day decisions. I treat each property like my own and have experience with tough to run/manage properties and have succeed in bringing life back to even the toughest projects.

I usually charge a 25% placement fee with a 10% monthly upkeep fee. The main difference in our property management company is that we focus on saving money on repairs for the owner/investor rather than trying to make money off of high charges like the rest of the companies. Our mission is to provide excellent affordable service so that you want to get more properties and reinvest with us and refer us business.

Thanks for the replies! So far Thumbtack.com has worked for me. Seems pretty great idea. I have put in several projects already from small to big. I wish I was Affiliated with this site.

Yeah, I have thought about that but I disagree fundamentally with the concept. I'm not looking for the cheapest guy, but a decent priced guy. I was really hoping my post would trigger some jacksonville keywords and someone would share their guy with me 😀

I just found out my reliable handyman that I have met through college is moving in the next month. Any ideas on how to track down a good handy man ? I have a property management company in the Jacksonville, FL area that I have started and I need someone affordable, reliable and efficient.

I have tried craigslist but I get so many responses with jokers who are either don't have transportation, over priced or over booked. Just wanting to reach out for some advice.

Everyone pretty much summed it up. Make sure you have some boots on the ground and if you do riskier areas, make sure you have a good pm.
