City of Elgin Code Enforcement requires rental licensing for all rentals and if they find a problem, such as your front porch, they will "red tag" the property which is in fact marking it condemned and uninhabitable until properly repaired. If someone remains in the premise after it is marked as red tagged they can be charged with trespassing. Your only recourse is to have it fixed, or risk having the property marked red tagged, which if being sold will also impact what another investor would be willing to pay for the property since "as is" it is not inhabitable.

@Alex Manley Welcome and best of luck. If you PM I actually know someone selling a 4 unit in Elgin that would be great for House Hacking, the only reason I haven't jumped on buying it is without living there it would require me to put out too much cash as a straight investment purchase.

@Harjeet Bhatti you have a program with 15% down payment on investment property? Is that only for new purchases or cash out refi's too?
