I agree with @Brie Schmidt, I know @Joe Mueller personally, he is a stand up guy and did start his own investor friendly title company. In fact I am personally using him for closing this month for a property I am selling.

@Mark Ainley and @Michael Seeker I am just starting the reno on a historic home in Elgin as well with balloon framing that we are going to have to address. Its a full gut and down the the studs at the moment but the Historical District sent me paperwork on the house and it was built in 1875. I will say its different then the houses I normally do but I'm always up for a challenge. If either if you forward me the contacts you have as well I would appreciate it.

I've used Cozy.co a couple of times with the applicant paying the $39 fee but that is after I've met them, they've seen the property and want it and I have a good feeling about them and let them know it is there's as long as the background check and credit report come back good. Like @Jack P. mentioned, people are willing to pay the fee if they know they will get the place and that is the final step for approval.  Just my thoughts.

I've used it and rented a house I had in less then 24 hours.

I didn't see @Chris Davis already took care of you on this, I had it up to reply and got stuck with something at work. Chris is a great guy and definitely has contacts and resources.   

Hey @Mark AinleyI have a guy for you, he's not my primary contractor for the majority of the rehabs I do but he and his guys have done work for me and did a good job and were priced good.  PM me for the info if you'd like it.

Listen to @Zack Karp - he knows his stuff, in fact I just closed on the exact same thing,  a delayed financing mortgage,  last Friday with him. He and his staff (especially Alexandria) are top notch!
