@Karen Strattan hopefully you have better luck with them but if they change something last minute I wouldn't be surprised at this point. I typically don't say anything negative but this was a straight up bait and switch, with the change coming after hours on the night before closing. I'm pretty sure they thought they had me in a corner since the term on my HML ended the following morning, which was supposed to be the closing date.

@Kumar Tummalapalli this wasn't even a construction loan, it was a straight up cash out refi from a house I did a renovation on using a HML lender, house was completed, occupied with good cashflow and the appraisal came in right where it should have.....

Yes sir, reach out to @Joe Mueller, he also has a title company that specializes in working with investors and will save you a fair amount of money over what a retail title company like Chicago Title will charge you. I have personally used them several times, I believe he also has an attorney, Ashley Wilson, that can assist you with pulling title/docs etc for a flat fee.

I have no association with the company but can vouch for Joe, he was my mentor when I first started and we have become friends.

@Angelique F. sorry you are frustrated but as others have said its not all doom and gloom as your accountant may have told you. It sounds like maybe you just now sold the property and are anticipating what your taxes will be for this year when you file next, if that is the case it's not too late to change accountants. If somehow I've misread that part then I apologize, either way I am local to you and have a good CPA for your taxes, not far away from you in Algonquin, and he is also an REI investor so he gets all the ins/outs of real estate and taxes.

You may need to partner up with a private lender then, wish I could get properties in my area for those costs. I'm an hour an a half away and lucky to find houses for 10 times those acquisition costs......

@Sherri Stokes to be honest I am not positive, I know his offices are in the NW suburbs, I see you tagged him so hopefully he replies to your question. I know he doesn't seem to get on here as much as he used to so if you don't get an answer let me know and I will reach out to him and ask, we have become friends over the years.

After my experience with them and it costing me almost $3k all said and done because of they didn't come thru with what they said, I wish I had never heard of them either.....
