@Joe Mueller I wanted to go but had to work, I was interested in the update on the Larkin house. 

@Dustin Harder reach out to @Joe Mueller, he also has a title company that specializes in working with investors and will save you a fair amount of money over what a retail title company like Chicago Title will charge you. I have personally used them several times. I have no association with the company but can vouch for Joe, he was my mentor when I first started and we have become friends.

@David Brignoni I'm in Elgin and do a couple of flips as a year and have a few rentals in the area also and could use a good handyman as well. 

@Emily M. I agree with @Zack Karp and highly recommend reaching out to him, he and his team are top notch and I've personally used them several times and they never cease to amaze me.

@Tony Blasioli yeah as of yet I have not heard of one person that has successfully closed with Constructive Loans as of yet. I just wish I would have known that before they cost me nearly $3000 all said and done @David N.

@Karen Strattan - just wondering if you ever closed with them on this or not?

You will need to add a french drain and sump pit/pump, this can be done either inside the basement or externally if its already a finished area. Contact a local basement waterproofing company, they do these all day long and I've had to have it done to a couple of houses I have as well. Not a big deal really, just an added expense.
