We have STR's in str friendly/vacation rental areas here in Coachella Valley. I find that economies that thrive on STR revenue and tourism have some form of restrictions but there is balance. As long as you follow within those specific rules and you understand each cities regulations, it should be fine. I would prefer to have an STR in areas where regulations are defined compared to areas where they are not and cities

can easily change course on their STR policies.

Our summers look incredibly promising and very busy here in the desert as things start to slowly open up around here.

Luckily our city just uplifted restrictions on 30 day stays or less so we are getting a lot traffic from the greater LA/SD/SF areas.

We are only a 2 hr drive from LA.

I looked into them when we got started with STR's. Most tasks they provide, I think anyone can do. I have a full time job with kids and I find it relatively easy especially when you have systems in place. With that said, I do see a lot of people who use evolve or vacasa out here in the PS area but from what I've seen, guests reviews aren't that stellar. Probably because most guests prefer that personal interaction. Reviews are everything in this business.

Here in La Quinta, we are required to have a 24hr gap in between turnovers so it’s in line already with the Airbnb guidelines. We set it in our calendar to auto block 1 day prep time on the front and back end of each reservation. Its unfortunate but I rather be in line with city regulations. Hopefully our cities rules change in the future.

I literally just got an email today. Effective July 1st, Zillow Rental Manager will have a $10 weekly listing fee. 1st listing is free but once it expires, you’ll be required to pay. Quite unfortunate.

Hey Matt, I’m no expert haha but what I like about it is it’s free to list and they have an app and messaging system you can directly communicate with guests. If you provide a phone #, some potential renters may call and inquire. You can also have a renter directly apply and submit payments too. I’ve never used this feature yet and not sure if there is a cost associated with that. I got a request to book for month to month and listed my home as a furnished rental. Had them sign a lease agreement which I completed free through eforms and had them Venmo/PayPal me their deposit. Also liked the fact that I didn’t have to pay a TOT to the city since the stay was over 30 days.

I started using Zillow Rental Manager when most cities around us were on 30 day restrictions due to covid. I’ve been pleasantly surprised with the outcome and inquiries for month to month and week long stays.

Ever consider the option of borrowing from your 401k? Most 401k custodian companies allow up to 50% loan of the balance with very minimal fees.

Hi Roy,

I have 2 in the La Quinta area that we self manage from LA. Happy to share any info I have. There is great traction in the PS area year round and high demand during the festivals and tennis tournaments. As things are starting to open back up around here, were seeing a lot of built up demand especially from those in the greater LA/SD area, where drive up destinations are more preferable and attainable.
