I agree! Cool. As far as things like checking if plumbing work was updated, electrical, or other things behind the walls... Are inspectors able to find those things as well or do you pull permits? How do you find out if those things were passed up on instead of taking the sellers word for it?

Hi all,

I am looking into purchasing a home in my area that includes a mother in law suite. Because of this in-law it provides a great cash flowing property that you don't see much around. This is a flipped property and the agent is the flipper. When we walked through the home we noticed the laminate flooring is slightly unlevel in certain places, my only thought is that it could be a foundation problem causing it.

I'm just looking for how others proceed in these types of situations, I am still very interested in this property and not scared of the foundation issue at least not before getting a quote to estimate the repairs (if this is even the problem). I know sometimes flippers try to focus on cosmetics and not the bones of the house at times so what do you look for if you are going to purchase a home that has been flipped? It was built in 1917 and was done nicely I'm just not sure if corners were cut and that is hard to get down to until the inspection.

I like that breakdown... It reminds me of David Green's book on how he interviews property managers and gives them actual scenarios to see how they will respond to certain situations when things don't go right...

And that's the reason why I sent back the refrigerator bc it doesn't make sense to down grade the current appliances I have especially when it comes to getting new tenants...

So because it's only $65 I can't ask a question on the forums? I've NEVER spoke to my tenants directly, my property manager speaks to them and comes back to me asking questions about their concerns/complaints... She sent me a link to the refrigerator to purchase on Amazon and I had it sent to the home... Yes, everyone makes mistakes, duh we're human, my only question was who should pay for those mistakes when they are made... It is a relationship business hints why I wanted other opinions on this situation that came up...

The thing about that is I can't be too sure but it has something to do with it... They couldn't work out a schedule with the property manager and the tenant to be there at the same time or something... We were also looking into refurbished fridges...

My emotions have nothing to do with this post... I am a new investor and simply asked a question about my investment to get positive feedback yours on the other hand seems much more negative and condescending much like the PM so I won't pay much into it... There are many options for investing in RE and I am aware of that but I happen to love rentals as an option and will look into other things on my own time not bc some random person on BP told me I should... This was a simple question of what I should be expecting and wanting to know how these things tend to work with other people and whether I was thinking too much into it or not... I pay a PM to handle these things for me and also have my property running at max profit margins, can you give me a good reason for why I should absorb the costs of them not doing there job correctly? Especially if it's "just $65"... Forums are a good place for feedback and advice for things asked... If I asked for life advice on how I should invest in RE maybe your comment would have been more appropriate...

The tenants have been like that for a while... I tend to wonder about certain things too but like others mentioned I'm at the mercy of the PM... This is my 3rd pm in 3 yrs of owning the property... One example is with my first property manager I had a window inspection 2019 I believe, no report was given to me so I assumed everything was fine (my fault), this year on exterior inspection with my current PM there is a broken window that the tenants claim has been broken since the first owner.... I question if that's true and if they are saying that so they don't have to pay, but it's being fixed anyways...
