Hi all,

Wow this is a first! I typed in Keycheck to see if I could find anything on the tenant screening platform in the forums and nothing came up. 

Anyways I was just trying to get some opinions if anyone has used the service? Have you heard of it? What do you look for in a tenant screening platform?

For a little more context, I am looking into doing some short-term rentals for either Airbnb or longer short-term for traveling nurses.  A website I found for traveling nurses uses Keycheck for tenant screenings.

I actually am in contract with a house hack on Fresno now... I found that the numbers have worked far better than any other homes ive looked at bc of the in-law suite... It provided that additional income while still being a sfh 3b2b and the in law is an attached 1b1b... I'm not sure if you want to move there or not but if you don't I think brrrr will be the best strategy for that area... Brrrr gives you an opportunity to value add while getting market rents... Learning the area is key to knowing the best opportunities...

Yes I agree and I like that idea assume the worst and offer accordingly... If he doesn't take it now he has to disclose to all other buyers why it fell out of escrow... I will look into seeing how I can find out more information... I am 3 hours away and I am working with a real estate agent the flipper is the agent selling his own property too... Thank you for the input!

Yea for sure I can tell after going through with the inspector that he just did the cosmetics which hints no permits were actually pulled... I'm thinking if I go through with it I need to make sure he will credit enough for the work that obvs wasn't done...

Honestly I don't even know. Is the seller supposed to disclose that information or am I supposed to ask? My educated guess would be no though. They did a nice job for cosmetics but you can see a lot of corners were cut that an inspector wouldn't have passed...

Oh and I forgot to mention property management I also included I was going by memory I don't have my numbers in front of me so budgeting about $500. Not exact from memory..

Simplified numbers are

255k offer

PITI $1400

Other expenses include repairs, cap ex, insurance, and PMI $400

Rent front 3b2b $1300-1400

1b1b in law (once I move out) $700-800

New roof and all new double pane windows. Breaker box is newer but electrical not grounded plumbing pipes were unaccessible and still waiting for the estimates for repairs he was able to see.
