Hey BP,

I have three tenants on a month to month lease. Two on the lease decided to move out while one has not. I will be asking her to leave the unit as well. Being in California since she has not decided to move on her own I have to provide a 60 day notice to vacate correct? Also, do you normally create this notice on your own, use a template, lawyer? Just wanting to cross my T's and dot my I's since this will be my first time doing this.

Yes it's a tricky area bc I'm right in between a C class and A class area.... I'm close enough to hopefully attract someone that wants to live in the A class area but can't afford it... This area is really street by street !!!!

Yes! Thank you so much I am definitely going to start the process I want a good tenant more than anything so if I have to drop $50-100 to get that plus not be out another months rent I'm okay with that! Thank you btw I'm new to Fresno so I'm not sure where gazebo gardens is but I'll drive by... PM me if you want to come check out the place and take a look!

It was just remodeled and I actually spoke with a pm who was interested in renting but then was able to point out the flaws for me and tell me how to price it bc of them... She said I don't have a lot of competition so even making it $1485 could do the trick of seeing a lower number but basically paying the same price. She also is giving me contractor recs for my biggest flaw which is walling off the door that connects to the in law... Though it will stay locked people don't have that trust to know that... I will gradually lower the price and look into getting it walled off!

Yes I definitely would rather be a few bucks cheaper then several months of vacancy... But only for a good tenant if that's what it took... I've also thought of some move in specials recommended by others...

I like that idea I was thinking of calling my old property manager in the area too... I think it's something not being accounted for the flaws itself too...

As a total with in-law included the house is a little over 2000 sq ft I need to check individually how much each is... The house is approximately 1200-1400 sq ft and in law is the rest..

It's hard to find... Bc not a lot is available... In the same C class area as mine I found a sfh for $1475 I don't see it anymore so I'm assuming it's rented out... Mine being on a busy street and having the attached in law I'm not sure how much to adjust... That one also wasn't updated like mine so I thought it would balance out... Mine is listed at $1500
