Deals are hard to find because they go so quickly but they are out there. I agree with the cost of high taxes it's hard to make a profit but not impossible. I look for house under 7k in taxes in the better neighborhoods but have found they go super quick and most want asking price. I'm currently looking for my next deal but nothing yet, just a few offers out there. It's a waiting game really. I put in an offer $92k (asking is $159k) but it has foundation problems, they counter $158, I rejected n the next day I see they dropped the price $144 so I submitted my offer again. Same numbers. Let's see what happens. Since I'm an agent I just submit my own offers so I don't have to explain my 'low ball offers'

I like what Sean says also however where can you actually find such ROI!? 10% interest sounds nice but I'm not sure where I could get that. With the house at least I'm holding it, getting the money and hopefully sell for a profit in the future. I do like your idea better but if not sure where to go to get such return here on Long Island

I know this post is really old but don't want to start a new one... I'm looking into this house and it's a good deal however the kitchen clearly sank in the back of the house n u can see through the basement that it needs more support. It has dirt n cement with a wooden piece holding up that area but the tiles in the kitchen broke due to it sinking that much. Is this a huge problem? The house is kind of in a hilly area where the neighbors in the back r a lot higher so I'm guessing that when it rains it pits down to this yard. Should I pursue it? It's listed at $159900 (original price $235k) so they have come down a lot already. It has been on the market for a few months

I bought my rental home about 8 years ago all cash. I have insurance n taxes expenses only. Now I'm going to buy my second investment property also all cash (I've saved up all these years but wasn't really saving for this, just decided that it's not a bad investment considering the money I've made) My question is should I be buying them in all cash? I feel more comfortable not having a mortgage n paying interests but is this a mistake? Thanks

Can you give me an example of what you consider a low ball? I've heard crazy offers out there (50% below asking!!!) I found this fixer upper listed for $129 n I'm thinking of offering them $90 since it's been on the market for almost 4 months...
