Post: Mentors in Suffolk Cty?

Hello BP family!

So I would like to know if there's someone [anyone] who might be interested in helping me out and be my mentor? I am in the Suffolk Cty area in Long Island, NY and would love to know how to get started flipping properties. I have done this before but I have bought, renovated, held and then sell which makes the process super slow not to mention tiring and my kids are starting to hate moving so much [weird! lol]... I am already a licensed agent but being an agent is not my passion and the only reason I became one was to find deals but MLS is so behind that some deals never even make it there... I would like to find a mentor to give me some tips, ideas and hopefully guide me in the right direction... Is anyone out there??

Good Morning BP Family!!

Here's an update on the eviction for future reference:

2/28 Attorney gave the 30 day notice 

4/19 Court date #1 - adjourned by their attorney

4/26  Court date #2 - they never showed up in court, neither did their attorney so we got a judgement for the month of March and eviction warrant [according to judge warrant will be delivered to my attorney in 1-2 weeks] 

4/27 Their attorney called my attorney to say they had the days 'mixed up' and thought it was on Thursday, they asked for an agreement to pay me whatever they owed and to allow them to stay until June 30th - attorneys agreed but money needed to be delivered within 3 days of signing.  

5/10 signed the agreement and gave to my attorney but never gave the money

5/11 Tenants called begging me to give them until the 18th to pay me the rent so they dont get evicted [I never told them that the sheriff didnt even have the papers yet] I told them they would be taking a chance if the sheriff shows up at their door

5/15 FINALLY received warrant of eviction from judge... now need to give to sheriff and pay them $434 but I will wait until Thursday to see if they will really pay

5/17 I called tenants to make arrangements to pick up money.  She asked if it could be in the afternoon, I said it has to be before noon.  I had a feeling she was just buying more time so I wanted to give me time to drive to the sheriff  before it was too late in the day

5/18 Called tenant at 10:15am to see if it was a good time to come and get the money.  Her reply? "Last night a friend of mine offered me a place in her house and I was so afraid of the sheriff coming that I took the place and moved.  Your key is in the mailbox"

I went to see the house and surprisingly it didnt have holes on the walls or missing windows or doors.  Dont get me wrong, I rented a 10 yd dumpster because they left me so much furniture but I was just glad they left.  They had rented the basement to a couple who happened to be there when I went there and they had no idea what was happening.  Not only were they charging them rent but also 'late fees'.  People seem nice enough and told me they are looking for somewhere to go that they just didnt know what was happening the night before when they heard a lot of noise in the middle of the night and they went up and thats when they were told they had to move...

Too many lessons in this for me to even go into farther details.  I just thank God I made it through without losing my sanity and at the end, I am still here :) So they lived almost two months free [could have been 3 but the security covered one].  Now lets see if I can really collect the judgement!

So guys tenants were given official 30 day notice tonight from my attorney. Delivered at 7:40pm n voice message was left by them at 7:43 which is great bc now they can't deny getting it. They said they will not be paying March (as expected) and said 'I guess see u in court' That's fine with me at this point since I've lived in a nightmare for years with them. And I know a lot of you are against renting to family however my brother has a need and a sick child and I have an opportunity to help him, so I will. My brother is very handy and has helped with that house many times. I would never turn my back to a family member in need. I mean don't get me wrong if he was a good for nothing always drinking type of guy then I would never! But he gets up at 3am daily to make ends meet n now he has to take a lot of days off for my nephews chemo appointments so it's all good. I will keep u guys informed of the eviction process. Thanks for all the great advice ☀️

Rich Becker SB is great not only for rentals but also a very nice area. Port Jefferson is also nice as well as Lake Grove and St James but the taxes there could be a reason most investors avoid it as rentals Reach out anytime and I can help u out!

Bob Hucker my tenants brother owns some rental properties and that's the person who told them and they believed him. My attorney said that they are thinking NYC where everyone is basically a tenant. In Long Island is about 2-4 months with the average being 3 months before the sheriff comes. I'm currently playing nice until the basement gets vacated BUT only until March. We are sending them the 30 day notice to move by April which I know is not realistic but attorney said that we can't file for eviction until the day after the 30 days have passed (April 1) and from that point on they'll have about 2 months so in all honesty they'll have time to look n move but I've made it so comfortable for them that why should they want to move when they have sublet my place n r living really cheap

So just to give a quick update all 3 attorneys gave me a different story. One told me it could take 3-4 months, another 60 days none more said bc they sublet the basement I need to find out the full name of that person bc they can no longer serve as "Jane Doe" that once the sheriff comes n find ppl that aren't on the lease I would have to start the process again at that time. I'm going to try n get those people out by being super understanding with my tenants n play their game until I can get those people out (aiming for March) then I can start the eviction for them upstairs. Another attorney did say that he can serve them as Jane/John Doe but I don't know who to believe. Prices range from $975 to $1400 plus filing fees plus serving them ($200-400) so to start this I will be out about $1500 not mentioning loss of rent n damages to house.

Thanks for all the great responses!! I'm meeting my attorney today at around 11 and will give an update! In the meantime, pray for me. I was going to try n let them stay but as many have said I have already allowed too many things to go without taking action and I just need to get thicker skin n go for it.
