Thank you, I’ll for sure contact you once I get there. It’s awesome to see people being successful investing in Detroit. I’m super excited to be moving there, and I understand the risks.

And I’m aware of @Joe Villeneuve negative feelings towards investing in Detroit, I seeing it all over the BP forums. (somebody named him negative Nancy) And like you said, I believe that there’s some truth on what he says, but I really don’t pay to much attention to somebody who has never invested there or has never been a PM there. For what I have read on the forums sounds to me like he just doesn’t want anybody investing on his back yard.

Thank you! I’m super excited about the move, and can’t wait to get there. I already made some good connects there and I’m a people person, so I’ll be attending all the real state meetings and city meetings to link up with open minded people like my self. I appreciate all your advice. like I said before, PM is not for everybody, dealing with people is not for everybody. Is not for YOU that’s for sure, and that’s ok. We all have weakness and strengths. One of my strengths is DEALING WITH PEOPLE.

And you better believe that you didn’t busted my bubble, takes a lot more than one negative individual to do that. I’m glad that my post made you laugh cause sounds to me like you need some positivism in your life. And yes, I did asked for advice soooo bring it on. I can take that and more!

Us, younger people don’t know everything, but we like challenges, we like taking risks, we don’t live our lives scared of making a move, starting a business, and having to start all over again if we have to. It’s call live your life to the fullest, take risks and enjoy the outcome wether is good or bad. I understand and respect older people and their choice of being super conservative with everything. That’s what makes them feel safe and happy and that’s ok.

I’m sure that you have some great knowledge, and I appreciate your advice. Sending you some POSITIVE vibes from WA state.

I appreciate your advice, I for sure plan on learning and getting familiar with all of the Michigan laws before I start. As for the business plan and setting up the business structure, I have a degree in Business Administration and accounting, I got that part. I don’t plan on doing anything to big, maybe 20-30 properties. I just need some extra income to go with the rest of my investing, and I’ll be doing what I like doing. And I’m the same way, I learn better from people than from books.

Thank you, I’ll keep it in mind. Being a PM is not for everybody that’s for sure. I’m aware that PM in Detroit deal with more difficulties with tenants, but what job is perfect?? I like dealing with people and can handle challenges.

Everybody has different goals, different budget to invest, and what works for some might not work for others. In my area is very difficult to find anything for less than 300k which is out of my budget. I’m not an expert on the area or anything, I done a lot of different research of the growth projection, jobs, and the rental market. I know that you can’t or shouldn’t be investing there for appreciation, but I care about cash flow. If the appreciation happens great, but if not than I still get my cash flow and that’s fine with me.

Hello everyone,

I have my date pick out to move to Detroit. Should be there by the end of August. I’m moving to invest in real state, but I also want to open a property management business. I been managing my own properties for about 4 years now and is something I enjoy doing. I know that doing it as a business is different than just doing it for my self. I have done my HW on the requirements to do this, but I would like to hear from anybody who’s done it before or is currently a property manager. What should I look out for? What are the biggest risks, liabilities or difficulties?? Thanks in advance for any information.

Wow, that is amazing! Your story has giving me more courage to just go on with my plan and move. I'm pretty sure that that's going to be me, buying houses in areas that other investors or locals might be afraid to buy. I was raised in the hood, so I understand that only because people are poor it doesn't always mean they are bad, and poor people need homes too. I plan on focusing on type B,C neighborhoods SFH that need work. I love it that you got the last laugh and how your properties appreciated in values. Did you had a lot of capital to invest when you first moved? Or did you just used banks?

Hello there,

I think that that’s a smart move. Sometimes we just have to be brave enough and have some faith that things are gonna work out. I totally understand why you are doing it, it’s the same here in WA. Here you can’t find anything for less than 200-300k It would take me so long to be able to acquire the number of doors I want. And I for sure don’t trust anybody to invest out of state without me been there to see where I’m parking my money. I’m hands on and want to get familiar with the area, the neighborhoods, and the people. I truly believe that building relationships can make the process a lot smother.
