Oh okay so you hire someone to find this info for you? How do you find someone to do that? Just google skiptracer?

@Ethan Summers what is skip trace tools? Are you only calling the people on the list you pull from lets say listsource? And how do you pull how many cash sales are in the area? I know it's a lot of questions so thanks in advance!

You can send letters directly from a campaign on reipro. I just did it a couple days ago! Once you build a campaign click the arrow button and that will take you to purchasing the direct mail and sending them out.

I'm in a similar situation. The way I look at it is I could use my extra money to pay down my student loans or I could invest in something that will give me a monthly cashflow that would help pay down my student loans and then when my student loans are gone ... I still have the monthly cashflow! Paying my student loans won't give me anything back in the future. I know there's a lot of different opinions on this but that's just how I see it. 

I'm an independent contractor so I've been having a hard time qualifying for a loan too. One organization I found that you should look into is NACA. They are a nonprofit that is targeted for the low-income but there are no income requirements to get the mortgage. They do this super awesome thing where they cover your downpayment and expenses but if you want to buy down the principal 1% of the principal = .25% of the interest rate. So you can "buy down" to 0% interest (or super close to it). You can't own any other properties when you're qualifying for the loan so now is the perfect time to do it! You can buy a multi-family as well. If you end up not wanting to do this, another thought is to find a house contract for deed. Then house hack that!

I hope this helps a little. Since I'm in a similar situation I've had a lot of time to think/problem solve for this situation. 

I heard for a loan under 100k in Minnesota it needs to be registered under an entity.

@Account Closed I definitely don't want to do anything illegal but I do want proof of income from one business for two years. 2016 was my first year and I need two tax returns in order to get approved for a mortgage, which is very important to me right now. I've always had a partnership I just didn't file it correctly but then realized we should both be on it. Thanks for the feedback though I will definitely be talking to professionals so I don't do anything against the law!
