Rohan, is this for your primary residence? Contrary to what Marcy Moyer stated, Pleasanton is not out of the way and not only is BART in Pleasanton....there are TWO BART stations in Pleasanton making it much less “out of the way” than Almaden. Of course, that depends on where you need to go. Pleasanton also has very highly rated schools. Not just a pocket of good schools, but all public schools in Pleasanton are excellent. 

I’m from Mountain View, lived there most of my life, however I attended a Cupertino High School. (My choosing), and went to SJSU. I’ve now lived in the Pleasanton/Tri-Valley since 2006, but still work and own rental property in MV. My husband was a Fremont police officer for 30 years, now retired. I know these areas well.

I have a potential tenant I'm screening who is moving from out of state for a job. He has asked if there is another way to pay the deposit/1st months rent other than cashiers check or money order because his current bank is not here in my state. Before I respond to him I want to ask on BP if there are other secure options? He asked about direct deposit, but I'm not sure how to set that up. Ideas?

So sounds like buying a rental this way might be a good option for me and leaving a flip outside of the ira.

Thank you all for the replies. Sounds like I need to do some more reading to really understand the pros and cons. 

Curious, if I used a ROTH account and for example did a flip (is that an option) the profit for the flip would have to go back into the ROTH, correct? The benefit being it would come out tax free in retirement. This seems like a good option, but maybe I'm not understanding completely.

Or is using a traditional IRA the better/only way to do this?

I'd like to use my IRA account to invest in RE. What is the best way to do this without liquidating my IRA? I'd like to use the money without actually withdrawing it to avoid paying income tax on the withdrawal. What is the best way to leverage this account?

Hello, I'm a newbie on BP still feeling my way around. We have two rentals we've had for years and I've always self managed. I recently passed my RE exam, which I mainly pursued because of wanting to buy more investments, but I'm also interested in managing properties for others. I'm located in CA which requires one to have a broker license for PM, however I have seen a few PM's who do not have a broker license, but are owners of PM companies operating under someone else's broker license. I have yet to find a broker who allows this so wanted to see if anyone here has any information on how this works and where I should look? Or perhaps I should wait out my time to sit for the broker exam...but if there's a way to get started sooner I'd like to try. Thanks.

@Karen K. I'm in the same boat and just posted a similar question before seeing yours. 

I've found 3 discount brokers online I'm considering. I also met a KW agent a few weeks ago that offered to introduce me to her team at KW. I plan to take her up on it and see what KW is all about before deciding. 

My aunt spent her first year with an expensive broker and didn't complete one transaction. Cost her a lot out of pocket. Then she switched to an online Broker and had several buy/sells that first year. Still I'm on the fence because I like meeting people and face to face interactions.
