It looks like the island blocks access from stove to sink. Looking at the picture I find myself wanting to rotate the island and move it out toward the end a bit to give a better pathway. Plus it looks like there’s a floor air vent right where a stool leg would go. That will be problematic.

the over range microwave vent is not vented out of the house either.

Is the carpet going to be replaced? I’m not sure if it’s bad photos or if it’s old dark stained carpet.

Repainting to a different color tone would help. The bright white cabinets and what looks like a white/black counter top don’t go well with the beige walls. If you do repaint it might be a good idea to fill the grooves in the paneling and retexture to match the other walls.

I think you have two options here, leave it and lower the price so it will sell or go back to work and fix these issues.

If you want to get licensed in CA I was happy with Allied online courses.

I recommend looking at eXp Realty. Its one big company in all 50 States, not separate market place offices or franchises. The benefits of this is there’s one cap/fee even if you’re licensed in multiple states. Makes it great if you’re ever planning to invest in more than one state and be licensed and also it’s easy to connect with network in every state in our Workplace group.

Just a word of caution on converting to an Airbnb model, read your CC&R’s and make sure you are allowed to do this. Most have minimum 30 day rental periods. My hoa is considering changing this to allow Airbnb, but it will take a lot of money in lawyer fees and a majority vote from the membership to get it approved.

The plan is my mom will live in the in law unit. I could rent it to her and live in the main house. That could possibly work. Does it have to be detached or just separate units? We’ve seen a few attached and rarely a detached.

We are considering moving to a new area and would like to keep the home we currently live in as a rental. We would like to sell two smaller rentals we have to buy a new primary residence. We are looking for a primary resident with either an attached or detached in-law unit.

I’m concerned about capital gains and property taxes. The homes are all in CA and one has a good tax base because of prop 13 and how long we’ve had it. Are there any tax savings strategies we should explore to maximize tax savings?

I’m in Florida this week and spend a couple days at Disney. We went on the Disney Vacation Club tour and are considering buying into it since we do go to Disney in CA or FL at least once a year.

However, I quickly started searching online for the option of buying a vacation rental property instead. How strong is the market? I’m surprised to see the low daily rates on Airbnb. Is it possible to make any profit with the condos in communities with onsite management services? How do those work?

@Mina G. No. I don’t think you’re going to find brokers providing mls access. The MLS services, at least in CA, require agents to buy access individually. (Becoming a member of your local MLS). Probably similar in all states.

I’m with eXp Realty and am very happy. It’s been nothing but a great experience. 

As far as investors buying properties, they allow 3 personal transactions a year. If you were going to do more than that in your area I would suggest referring yourself to another agent and getting some of the expense back as a referral for yourself.    Also, eXp is now in 49 states so it’s great for out of state investor/agents to find an agent in your target market to work with and negotiate a referral for yourself.
