People rarely think of it this way, but giving a lease to a tenant is VERY similar to giving a deed to a buyer. Both transfer rights to real estate. However with a lease, you are only giving some rights to the tenant like possession and only for a limited period of time. So, in a way you should think of a tenant as OWNER of some rights to the property.

Be happy she is cooperating with the showing. Many tenants do NOT cooperate despite what the lease states about it. That creates a civil dispute that police may or may not assist with until you go to court over it.

You can't stop her from being there.  She may just want to make sure her stuff is fine.  Limit her contact with the potential tenant and let the person viewing the property know that the person who currently rents the room will be there.

Hi all,

I have a tenant who rents a private room and bathroom in my property, ( I do not live in this property). She has been a problematic tenant since day 1. Luckily my contract with her is month to month. I've sent her the 30 days vacate notice a month ago and we have agreed for her to move out this coming April 15th.

I have a potential tenant who wants to see the room for rent. I've notified my problematic tenant that I will be showing the room on Friday and gave her more than 24 hours notice. A few days ago, she said that was ok and asked to not touch any of her stuff. Today, a day before the showing she said that she will be coming home around the time I am going to show the room to the potential tenant. I've asked her to wait until I am done showing the room, but she said that she has the right to be there if she wants to. I have a couple of questions about this.

Does she have the right to be there while I show the room?

What are my rights as a landlord showing the room to the potential tenant?

Hi all,

I have a 3B/3B condominium which I am renting 2 bedrooms with  the 2 bathrooms.

The Laundry unit is located inside the Master room, therefore this tenant (A), only has access to the laundry unit. This tenant (A) pays more rent for the room than the other tenant (B) who doesn't have access to do laundry. Tenant B has been renting its room for two and half years, with no problem regarding not being able to do the laundry at the property; tenant B does its laundry at a military base. This tenant, tenant B is moving out in a month. He was paying $1450 per month for this room and I never raised the rent on this tenant due to this matter.

I'm planning to rent this room again, the room that has no access to the laundry unit. Not sure if the matter of not having access to the laundry unit might be an issue; so not sure if I should charge the same, I know the rooms in my area are market for more, but I'm afraid to ask for more due to this.


I am looking to see if I could move the laundry unit out of the master room and take it to the common area, but I have not much room for.

My question is, should I keep the rent for the room same as two and half years ago since I can't offer the laundry in unit?

Hi,

I have a tenant that has been renting a room in one of my properties. He will be there for a year next January 2024.

How many months in advance do I need to let him know of an increase rent for next year?

How much can I increase it?
