How much can I charge for a room with no laundry included

Hi all,

I have a 3B/3B condominium which I am renting 2 bedrooms with  the 2 bathrooms.

The Laundry unit is located inside the Master room, therefore this tenant (A), only has access to the laundry unit. This tenant (A) pays more rent for the room than the other tenant (B) who doesn't have access to do laundry. Tenant B has been renting its room for two and half years, with no problem regarding not being able to do the laundry at the property; tenant B does its laundry at a military base. This tenant, tenant B is moving out in a month. He was paying $1450 per month for this room and I never raised the rent on this tenant due to this matter.

I'm planning to rent this room again, the room that has no access to the laundry unit. Not sure if the matter of not having access to the laundry unit might be an issue; so not sure if I should charge the same, I know the rooms in my area are market for more, but I'm afraid to ask for more due to this.


I am looking to see if I could move the laundry unit out of the master room and take it to the common area, but I have not much room for.

My question is, should I keep the rent for the room same as two and half years ago since I can't offer the laundry in unit?
