He Charles. Watch both sites. Zillow for example can change "Zestimates" by 50k or more in a single day. I don't believe either is very accurate for a real estate professional. In my opinion, it's far better to pull your own comps (and make sure they're truly comparable). Zillow doesn't give you past sales data. It's comps are based on other houses on the market -- not recent sales). If you don't have access to the MLS, you can pull that data on Redfin.

Hi Patrick: I use Pat DeSio at DeSio & Frazen. He's very thorough and knows his stuff. Used to work for the IRS so he knows the ins and outs of tax code. He's located in Warrenville but travels North if necessary (I'm in Buffalo Grove) and we communicate largely through email. Hope this helps!

I heard a podcast that you may find very helpful. It was Real Estate Investing Profit Masters Series with Cory Boatright Episode 28. The interview was with Clint Coons. He talked about ways to structure that are attractive to banks. Have a listen. It made perfect sense.

The property needs extensive work. 2 new kitchens, 2-1/2 baths, flooring throughout. Building is 3500 sf and was built in 1930. Ceilings need Sheetrock. Some evidence of water damage in one spot so roof may need patching. Exterior needs some wood replacement and paint. Asphalt driveway needs to be replaced. Also considering reconfiguring first floor to a 3-2. It is currently a 2-1 1/2.

Hi everyone!  

I'm looking for a good quality, reliable contractor for a rehab I'm starting in Mundelein, Il. Closing on the 30th of Sept and need to get estimates as soon as possible. Fairly broad SOW so it's a good sized job for the right team. I'd appreciate some referrals.

I cannot speak for your city but I know Cook County (Chicago) has a department within the states attorney's office that is dedicated to helping landlords with these kinds of issues. Try contacting your local states attorney and see if they have any suggestions. Good luck!

Hi Sabrina. Perhaps start going to REIAs in your are and see if you can bird dog for an experienced investor who can show you the ropes. A network of light minded people can give you a great confidence boost and you can get recommendations from them as well.
