Hi Sabrina I know exactly how you feel! I listened to podcasts and read books for a year before I made my first offer. I'd suggest going out and looking at some potential properties. It helps generate excitement and confidence. Experience is the best teacher and I found that looking at potential investments and calculating the cost of rehab helped me think "I can do this and be good at it!" Hope this helps!

Hi Adriana
I'm new at this too, but I have owned and managed my own business for over 20 years now. If you're asking yourself whether to find a new property manager, I think you probably already know the answer. Hire slowly, but fire fast. Having had to fire people before, I can tell you it's never easy, but they put themselves in the firing chair. THE PROPERTY MANAGER WORKS FOR YOU, yet you seem to be doing all the work and follow up. Perhaps more experienced members would disagree with me, but I say RUN to the nearest exit and find someone with the professionalism your property deserves. 
Looking at your numbers, it doesn't seem like there's enough equity there to really profit from a sale. Again, more experienced members may have other advice, but my take is hold on to the property if you can afford to and find a property manager that will actually work for you.

Hi everyone!

I just got my first accepted offer on a buy and hold two unit house in the Northern Suburbs of Chicago. Both units need work, but I think the property has great potential. My goal is ten rental properties in the next 18 months and I'm really excited that it's finally happening (or at least starting). Zestimate on the property is $201k. Asking was 100k. Purchase offer is for $75k. Thinking this is a killer deal, but to be honest, I'm scared to death. Is that normal?
