Thank you Sean. Our realtor told us that there is no place where you can get sod or plants in Chicago this time of year, after seeing our house looks barren in the front with tiny plants and grass in patches. The next house we are about to sell is in Belmont Cragin area. Maybe I need to call around to see if anyone has boxwoods or evergreens to sell for the curb appeal.

You don't necessarily have to be employed, unless you are going for a conventional loan. You can go for a Hard Money Loan or Private Lender, but it is best if you have some cash to put in to the deal, to show a lender that you are really committed to the deal. Also, people tend to make different decisions if they have their own money involved as well.

Is there any types of plants that survive the Chicago weather this time of year, as we are about to sell a house in the dead of winter. The curb appeal is definitely lacking, or is it just not expected in December? Thanks, Margo

I hope you took a large security deposit from them. I think periodic inspections are a good practice. If at any time they become a problem to the neighborhood, you have a good reason to take action.

I agree with you both, I would rather take a loss than sit on a property a long time. There is always the next time. It is good to hear your viewpoints. Our present realtor said "Don't waste your time on staging", but we felt with a small house, it would be beneficial. The Brokers open also draws in realtors. These are things we do in California, so I guess it is not that different in Chicago.

I wish I knew about Bigger Pockets about a year ago. It would have been very helpful. Thanks guys.

Thank you both for your input. The area is the Belmont Cragin area of Chicago, I am told. The address is 2843 N Natchez.

That is a good point about price. Do you find any value in staging? The Broker's Open event (as they have in CA)? Open houses?

Hi, I am a little late to the party, but did subscribe to finding private lenders on the myhousedeals.com website for a few months. I had to give it up because the interest stated, was never the quoted interest in speaking to the lenders. Also, I called numerous numbers and left numerous messages (without return calls) before talking to just a couple of "private lenders". I think the lender should stick to the stated terms. I think this would be a phenomenal resource and I would subscribe again if there was better accountability.

I just want to congratulate you, Benjamin, for even thinking about investing at such a young age. You will surely do well when you are starting out at a time when most young people are living for the moment. Just learn all you can to start. There's tons of free education as this incredible BP information. You will know when it is right to jump in. Start out small-you have time.
