I find great value in staging. If you need a referral let me know and I will send you the contact information for the company I use for my properties. I would definitely hold a brokers open but I am not a big believer in the value of open houses. My method for selling my properties quickly is pretty simple. I set the value and If I don't get an acceptable amount of showings I drop the price 5% until I do. The general rule is if you don't get showings at your listed price then you are overpriced for the neighborhood. If you get a lot of showings with no offers then the house is over priced.

Also, I always offer 2.5% plus a $2,000 bonus (if sold at asking price within 2 weeks - paid upon successful closing for compensation to the buyers agent. That small bribe has proven to be very successful for me.
