Do you own the land the mobile home sits on or do you pay lot rent?

 Yes they do pay lot rent of 200 a month, which isn't bad.

My grandparents are letting us inherit one of their properties to either live in or rent out. I'm leaning more to renting out because we're already working on paying off the mobile home we live in currently. I figured it would be a good first time experience of learning the ropes of being a landlord.

I'm beginning to sink back into depression that I live with off and on, and ever since I left school it's been more frequent. I've called in sick 4 times over my 6 month probation period which isn't good. I think it would be better for me to go to college even if I have to go into debt to give me more structure in my life, have friends again and study something I'd enjoy. Since I began learning about investing, accumulating debt doesn't sound so scary because you're working with big numbers all the time, both in profit and in loans.

But my questions is, if I went into debt, would that hurt my chances of getting a hard money loan? I do plan to save while I'm in college, but I don't want to kill my credit score.

Real estate agent? Accountant? Grocery store manager? Pizza delivery guy?

Just out of curiosity, what was your job before you decided (or were able) to live off your investments? Doesn't matter how high/low paying or unrelated the job was, I want to know! :)

Since I got my first job at 17, I've never disciplined myself enough to save. My family was always on my back to save for a car, but with my over-spending habits and buying for my friends (who aren't even my friends now), I still have yet to reach that goal at almost 19.

I graduated from high school, and as a gift my mom told me she would give me the money for a down payment. I was thankful for the offer, but since I was living with my husband and his family, his brother made the decision to put a down payment on his first mobile home that he, my husband and I would be moving into. The property manager said we only had space for two cars and she wouldn't allow us to have a third space paved. I did manage to save some money before then to hopefully buy a moped, but it had to be blown on expenses for our new place.

I'm currently making enough at my job to pay my part of the bills, but don't have any left over for savings let alone to do things with. I'd like to get a second job or find employment on the beach where the money is better, but with no car of my own, I'm stuck. I'm going to ask my mom if she'd be willing to still give me the down payment and if I could keep my car at her house since her place is walking distance from ours.

If my plan falls through and I can get the car paid off, I'd like to propose to my husband that we both make it a goal to save together so that we can eventually make our first investment to flip. We already have a backup place to live as a gift from my grandparents in case things go wrong or if they pass away we could rent it out for side income, which we are considered very lucky to have.

Hopefully the future will be bright for us both.

"Yeah, good luck with that. It's not as easy as they make it look on TV."

This piece of advice came from my so-called "landlord" who lives on the other end of our mobile home and had dreams of becoming a video game developer in California making $100,000 a year before he dropped out of college and took a $10 an hour job fixing copy machines with no further planning for his life. I just looked at him with a blank face and responded with, "... and?"

Can you relate to having heard something like this when you were first starting out and then proved you could have the better things in life even if it wasn't "easy"?

Wow! This looks amazing. I don't think I'd be able to do that for my first flip because of the cost, but the transformation is an eye opener.
