@Anthony C Palacino I joined Land Academy in late 2018, so far I really like it. I think the best part of the membership is access to the pro member part of the Land Investors forums. It's not super active but most questions do get answered, and I feel that having access to that area gives me more credibility to the more experienced investors there. Also if you plan to send out a lot of offers at once, the $250/month for unlimited data pulls ($0.10 each) is well worth it, compared to Agentpro's monthly cost and limited monthly pulls.

Prospect is elderly and wants to sell his lot (he doesn't live on it) but hesitant because of the taxes he'd have to pay. Because of his age I doubt he'd be interested/able to 1031, and because he doesn't live on the lot he can't take the IRS capital gains exemption. What options, if any exist? His property is in Tennessee.

Thanks Mike, no lease option, this would be for vacant land. I'm going to talk to an attorney this coming week about this too.

If I understand the concept correctly, an option would give me the ability to purchase a property for a certain price within a certain time. Can I market the property (I'm not an agent) and/or contract for a higher price, and then have a closing attorney do a double close if I find a buyer?

Let's say for example a half acre property in a business district is for sale.  It's zoned commercial but no structure is on it. How is the value of the land determined?

I'm doing due diligence on a property and on the assessor's property report card, in the notes section it says “Drainage/Sink hole”. It’s rolling terrain but the parcel doesn’t appear to be at the bottom, and there are buildings all around it, with city sewer on site. I emailed the assessor about it and he replied “Field reviewers may have noted reason for conditioning the land value.” Anyone experience anything like this? I have no idea how to proceed and I don't know the area. It's a 2 acre parcel, seller is letting it go for $5500.

My first concern is about the pricing on the home. The listing agent doesn't need to be in town for buyer agents to show the house and to put in offers.

Did your parents keep showing? Any offers at all? The best offers are usually within the first 2-3 weeks. How long was the property on the market? 6 months or 1 year?

You should interview  2-3 agents. Look for someone that has a clear marketing plan, and a system for communicating with your parents. Also, make sure they have a clear pricing strategy. The market is starting to shift towards a buyer's market. You don't want to waste time being over priced.

The agents broker took over and they did showings, I don't know if the listing broker was there. They didn't receive any offers,  I suspect  because it needs updating. I think it was on the market for 6 months.

My parents listed their house and shortly after, their agent had a family emergency and moved across the country. Their contract just ended and they're receiving calls from other agents. They plan on listing it again with someone new, but  what qualities/criteria should they be looking for in an agent?
