@Bob Norton so is this what it means when a mobile home is "attached" to land? I've heard that term a lot but never knew if there was an actual distinction.

Let's say I buy land and put a mobile home on it and live there 2 years, then sell for a profit. If the mobile home is considered personal property would the profits be taxed?

Suppose I wanted to build a house in one of these areas, is it possible to get some kind of insurance? I've googled it and it seems like it's not possible. Is that the case?

I have a lead that may end up being a deal but would need to get a deceased person's name off the deed so the heir can sell it. Has anyone gone through probate in Warren County, NC? Any idea what it would cost? Should I use a closing attorney to handle the entire thing? Seller lives out of state.

Greetings, I just received a call from a seller who owns several dozen acres in Walker County, AL. He hasn't been to the property but thinks it may have been mined and reclaimed at some point, and it looks like there's mining activity in the area. What do I need to know when checking out land like this when it comes to environmental and usability concerns?

I got an email about this offer too. What I don't understand is if he's so desperate to lend money out then why charge people who want to bring him deals?

Bought a multifamily infill lot and found out afterwards that the county has a moratorium on new sewer connections. Fortunately my partner and I were able to sell it but I didn't make any money on it. Since then I've been sending mail but no deals because I haven't focused on a niche.

The inspection is 1% of the purchase price, why not do it?

Hello everyone, last year I bought land in McMinn County, and after purchasing it I learned that the county had a moratorium on new sewer connections. I'm looking for a new market to mail to (to buy and sell vacant land) and want to avoid similar situations. Are there any areas that should be avoided, and if so, why? Any and all feedback is appreciated.
