No disrespect to you but that can easily be answered if you watch Youtube and googling that. If you are coming to real estate please educate yourself. That is why Wholeselling gets a bad name. There are plenty of high-level investors teaching on youtube like sean terry, watch them and read a book.

Keep it simple don't think about it too hard. You can market on Facebook real estate page in your areas, you can use apps like offer up, posting on Facebook marketplace. if you purchased a deal to double close on it, you can put a yard sign looking to sell property, so bandit signs. doing some research on google and type sell my property, the top companies in your area buying properties will show up. Remember if its a deal it will go fast so make sure you have a killer deal first. You can hit up real estate agents that are investor-friendly and see if they have buyers. Finding buyers is easy its getting the deals that are a challenging. Go out and kill it

I will try to help the best as I can, JV is a great way to sell your deals. The 3 Wholesales that I was able to do all 3 were JV. I found the property got it under contract, but could not find a buyer so I reached out to another wholesaller who's killing it and has a bigger buyers list, and they market it to their buyer for me. Once they have a buyer, I sent over the assignable contract to that buyer. But I have a small contract between me and the other wholeseller its called a JV contract. I send that to tile so they know at closing half goes to me and the other goes to the other person.

The contract for JV is simple as heck here one that i used. If someone thinks I should have more on it then let me know.

I only JV after i built rapport with that other person and get to know them. some people can be shady.

Call them and qualify them. Look for motivation reasons why they would sell if at all, their reason will tell you the level of motivation they have. Build rapport if you can a little bit ask them how long have they lived in the property for. Don't talk price on the phone unless they are adamant about it, even then I wouldn't give an offer over the phone. Talk about the condition of the house, and find out about their timeframe. Their timeframe will tell you a lot if they say "yea I'm looking to sell next month" find out the price they are looking to sell at. But before the call do your due diligence, it was mentioned above drive around the area and see the style of houses there, see if there are any new builds, look up comps, and average purchasing price all that so your not off your game. Sen a mailer to mailing address too for safe measures.

@Jerryll Noorden Wow so he can provide value after all, minus all the rude comments and coming off so strong, I guess that's how it is when messaging someone on the internet instead of a face to face conversation you get to be and act tougher but whatever. Usually when someone says I'm not being rude its usually cause they are being rude lol anyways.

All you said above was great and that's all you had to say from the beginning man. I wholeheartedly agree with you credibility, looking the part and actually being in the business, digital marketing SEO all that. But if you are starting this business and if you don't have the money to afford all that you said, then I still believe DFD could lend you a deal, then you can use that money to do all the things you said. What I am saying is not rocket science, I'm not saying to DFD forever but can be a great way to learn the neighborhoods, and potentially find a deal. Ofcourse Max Maxwell doesn't do it anymore why would he, he now has the system that you are talking about like SEO. But I will repeat myself again as a beginner I don't believe you need all that you said to start period. That's the luxury we have as wholesellers were not trying to become a doctor or an engineer the barrier of entry is low for a reason. 

On another note I don't know how they do it in Connecticut or wherever you're from, learn how to talk to people, if you can't give advice without calling for peoples intelligence, and calling them names then stfu, don't reply and carry on about your day.

DFD is just one of many ways to get leads its all about taking action, I am sure you've heard of successful wholesalers like Maxmaxwell who started by DFD and that's what they preach to do.

There are 3 things about what you said above that didn't make sense to me. 1st off you just killed the man dream without going into details about what kind of systems he can set in place, if its about acquiring leads where can he go to acquire those leads, you gave no value man just straight crapped on his question. 

2nd One thing you are forgetting is that most people starting in this business doesn't have a lot of money. DFD, posting bandit signs, door hangers, door knocking are the lowest barrier of entry for a beginner.  I am a beginner I've only closed 2 deals so you'll probably look at me like what I'm saying is wrong which is fine, but please elaborate on how someone with no money can set up a system and start acquiring leads without paying for an expensive list, CRM and software's. What is your lowest barrier of entry without using DFD or any of those Marketing lead gen?

3rd you don't need a logo on a shirt to sell a property not starting off, I am assuming you've been doing this for a while and you're forgetting probably how you started. Did you go and print apparels and business cards, and get a logo and a website before you started actually trying to get leads? No, I highly doubt that,  those things you are talking about are for seasoned Investors after you've closed a couple deals and have the cash to do more complicated stuff like digital marketing, SEO, Website, Email Marketing, hiring cold callers etc etc. If a seller has a problem and we have a solution not having a logo is not going to break the deal.

Your story is the same as my brotha, I started around the same time if you haven't already I would attend the COREE group meetings I would actually join them you might find a mentor there. I would also attend Columbus Deal Maker Sessions you could meet someone there also. Keep pushing and working through it man I have a newborn also and things wont be easy but we gotta keep pushing for our family. I'll share whatever knowledge I have acquired so far I've close 2 deals so I have that under my belt at least, if that even mean anything.

I hear you Brian, and PJ I'm pretty knew to Wholesaling never have I done a deal, or even thought about buying a house. But wholesaling is the way to the game, unless you already got cash from life savings, parents, business, etc. Wholesaling is the only way, but that is messed up to just jack prices up. I am currently running Comps on what I think its a potential deal, and I have my comps 1 mile from the deal. I don't if that is good to do or not its just what makes since to me.
