Worse Idea as a beginner if you are one, there are so many nuances once it's on the MLS and dealing with a realtor. Plus everybody's mama does see the deal unless you plan on talking with the seller directly and finding out their motivation and see if they can come down on price then it's a waste of time. You would have to have your buyer game tight af. MLS wholesaling is for season investors, in my opinion with some cash on hand. go off the market it's hard but it'll teach you what you need to know to be successful

Buy you a list from listsource, geopoint, or Batchleads, or go to their county and see if you can get raw niche data like Tax, Mortgage, code violations, arrest violations, and probate data. Get data that you can skip at skipgenie, Batchskiptracing, Reiskip, and call, or if ou has money, set up your business and do SEO and facebook and google ads or even mailer. But if you are lacking in funds Id suggests cold calling and getting used to being on the phone.

I use Empora Title it's all online and they keep track of the whole process for you in their dashboard. They are nationwide, so no, you don't have to use a title comp in that market, although it would be beneficial as they may have connections and information you might find helpful to tell them, Marc, sent you. First, you must determine if the state you want to wholesale in is a title or attorney state. A quick google Is (state) a title state or Attorney. Google knows all. If it's an attorney state, get a list of them and call and talk about their rates and process and if they are wholesaler friendly essential.

All trial an error, man, but batchskiptracing, skipgenie, REIskip. 

The two don't relate, you're an investor, so no! Get an LLC, tho, to put on your contract instead of your personal name. I wouldn't even look for anything on market as a beginner it's hard to work with noninvestor-friendly agents and most of the time it's hard to wholesale those deals. good luck

 I'll save you all the trouble. Go to FlipwithRick on Youtube, and he has a free wholesale course and all of his content on high-quality, value-packed content. Go binge, watch everything on his channel, and get the book "If you can't wholesale after this, then I've got nothing for you" You don't need to spend that 6k unless you have another 6k+ to go towards marketing and operation. Pull a list from the county you're in or where ever your market is; use Batchleads, https://geopointdata.com/, Listsource. Skiptracing: Batchskiptracing, SkipGenie, REISkip- If you got a budget for it, I would send out mailers to a short list. Figure out the best strategy for you, not every body is going to want to cold call, but I recommend it. Whichever strategy you use, stick to it for six months to get traction.  I hope this helped. 

Hey Joe, first off, congrats on your first deal under contract. I'm off the mindset of finding a good deal first, and buyers will be easy. We can help without the numbers. What market are you in, and what are the numbers for the property? You've done all of the obvious tactics, google cash buyer and call all the leads you see go all the way to the three pages; I would look at what's sold for cash in the area and skip trace those people. I would go to your local REA site and go to where they post deals and get in contact with those investors. I would also look up top-performing investor-friendly Agents and ask if they would have investor buyers. Not sure what your work schedule is, but I would go to your county sheriff's sale and talk to buyers there. The thing is, it's going to take massive work. Good luck
