Investment Info:

Single-family residence fix & flip investment.

Purchase price: $151,000
Cash invested: $16,000
Sale price: $199,900

Pre foreclosure was purchased with a deed in leu written up by an attorney which allowed me to pay her balance due, minor repairs completed and sold the property, all in less than 35 days.

What made you interested in investing in this type of deal?

What was the outcome?

Profit of just under $33k in around a month.

Should have purchased it, leased it and refinanced out. BRRRR

I am new to BP as well and live in the northwest, Cypress-Tomball area and work in the Galleria area. I am looking to grow my net worth and excited to network with everyone. I am new to this forum and I am looking to grow my net worth and cash flow for the future. I make great income with my real estate team in Houston, high credit score and having trouble deciding where to start. I would like to keep my initial personal cash costs below $50-60k on the first opportunity. I recently closed on a minor repairs flip that was a pre-foreclosure. (I wish I would have kept it and refinanced out to keep as a rental - BRRRR) Find an under market property to rehab in a suburban area with good schools or to an area closer in town where it is re-gentrifying and looks like property values increasing rapidly? The potential tenants in the suburbs might be easier to deal with. Any thought or ideas welcome.
