Would any of you be willing to share how you've successfully leveraged a focus on investors to grow your real estate business?

I'm in the process of creating a weekly newsletter containing potential deals I've found through MLS / Competent Wholesalers. I frequently attend REIA meetings and I host open houses every weekend in up and coming neighborhoods.

Any other best practices you can share? How to connect to builders and offer value?

Hey @Kevin Charles. A quick search on the MLS shows an active lease range of 1,000-1300/month (3b/2b) and a median listing price of $155k for 30088.

Paying all cash and factoring in 5% closing costs and 1/3 of Income for operating expenses gives you a cash on cash return of 6.6% on a $1200 lease. 

There are better areas around Atl for buy and hold in my opinion.
