Hey Michael,

I agree with Vanessa.  You can also attend REIAs in your area, find out who has a project, and ask if you can check on the progress every couple of weeks.  Trust me, RE investor like talking about real estate.  Check out finished projects too.  There are some hard money lenders that would partner with you also.  They have a wealth of knowledge, know what a good deal is, have plenty of resources (contacts), and they want you to succeed so that you can keep coming back to borrow money.  

There is no set guidelines on a joint venture, ultimately its what you agree to.

It depends.  I know I hate that answer, lol.  I have an appraisal to review and the dilemma is, are the comps in a flood zone like the subject?  Now, the realtor explained to me the cost of raising homes in the area and she says investor have been purchasing homes in the area, raising them and selling them.  I say that to say this, if you can locate a buyer who's ok with properties in a flood zone, you're sttraight.

Very knowledgable, know the market well and will give you great advice.

Try "the sign guy".  I purchased bandit signs form them about a year and they had pretty good prices.

@Ivan Correa my bad. Real Estate Investing Association (REIA) there's quite a few in Northern NJ. They provide an opportunity to network, education, and events relating to real estate. Also, check meetup.com for other real estate groups in your area. Im in Newark a lot, so pm me with any questions.
