@Chris Masons How are the condo assoc fees?  I have a condo that I rent out in Cherry Hill and the association fees and assessments can quickly eat away at cash flow.  Im not a big fan of condos for investment properties due to the lack of control, but again, if the numbers make sense, go for it.

@Huseyin Tatar I agree, but it seems as if there's 2 NJs.  I completed a deal in North Jersey and it seems like an attorney was a must, but I've done deals in Central and South Jersey, title companies all day.  I say have both attorneys and title companies on your team to help build those relationships.

@Jonathan Aguilar there's no reason to be apprehensive, begin your journey by learning through BP and attending RE meetings.  Eventually, you will have to invest in your education, whether its a book, course, mentorship, etc.  Spend wisely.

Wholesaling is not illegal, whats illegal is false advertising, deception, etc. I think whenever real estate heats up, a lot of strategy are misused because of poor training. I think it makes wholesalers vulnerable and susceptible to lawsuit. If you provide full disclosure and operate within the law, there wont be a problem.

Hey @Jaago Viitkin ,

1)Have a good negotiator 2) stay away from banks who typically are difficult or less likely to discount a property 3) make sure you are there for the BPO to point out all issues, 4) provide the BPO agent with comps - some will accept, others may not and 5) build relationships with the reps

Hey @Eli Kallison ,

I actually sat with him this weekend to discuss his program.  He's bringing in gap funding and working with a private lender to provide a 100% lending.  As long as you meet their criteria, you have a great opportunity to fix/flip a lot of properties.  Jersey is definitely seeing an upside in the market, so there's some opportunity here.
