I've had 2 business cards before - 1 for other investors and the other for homeowners.  IMO it really didnt matter.  My only recommendation is that its on quality stock paper.  I agree with 

@John Van Uytven it may be somewhat beneficial to have a wow factor to distribute to other investors, but at that point your networking skills will do most of the 'talking' for you.

But whatever you do, dont get hung up on the business card, lol.

Hey Ivan,

Welcome to BP.  If you're looking for a solid contractor, I would suggest coming to some of the REIAs and real estate meet-ups in the area.  Some of the contractors attend the meetings and you could also network with other flippers in the area.

Unless the area is zoned for multi-family, your chances of obtaining a variance from any township in NJ is slim to none.  Now, I've seen a lot 2-3 families, illegally converted, adding kitchens in the basement or attic, especially in towns like Newark and Paterson.  Building inspectors come around and they'll fine you and sometimes do surprise visits to see if the kitchens has been permanently removed.  

Lastly, a home is not required to be zoned multi-family in order to rent it out.  You may have to get a rental unit certificate of occupancy, atleast I do for my rental unit in Cherry Hill.

Hey Alison,

Welcome to BP.  I have a rental unit in the Ewing area.  I think there is some upside in that market - working class neighborhood, good location, decent school system, and low-mid range home prices.  You may already know, but they have a lot of new construction scheduled this year with the new town center.  Feel free to reach out with any questions.
