I am thinking on buying a studio in Paris with a HELOC of $300K I have on my primary residence in the US. I would then rent the studio in Paris to have a positive cash flow. - If I use all the $300K HELOC, how much would be my monthly payment with a 4% rate? (I am not sure if HELOC are for 10, 20 years?) - Anyone has experience on using HELOC vs regular loan? Pros and cons?

My hardwood floor is ~4 years old. The tenants stayed for the last year.

There are now ~15 new dents. Who pays for the repair, the tenant or the landlord?

Since the main course of action is to remove the entire floor (difficult to match individual boards), then how is the new hardwood floor payment divided?

My tenants fixed several mounts in the walls and when they removed them it has ~12 holes for the screws.

Even though the paint is >3 years old, I can take $$$ from their deposit correct?

Do i have to receive 3 quotes from handymen/painter before I take $$$ from their deposit?

I am using the Nolo forms for my rental properties in California. I noticed that both the tenant and the landlord have to sign during the move in AND the move out inspection. Really? What if I write what's damaged during the move out and the tenant doesn't want to sign it?

The tenant was here for 15 months.

I have new applicants that say they want to move in only if it is entirely repainted.

My tenant did several marks on the walls that cannot be removed. If I have a painter do some patches, even if there are skilled, we will see a slight difference of color.

Can I use the tenant deposit to repaint all the apartment? Or legally I should deduct only what's needed for the local patches?

"Did the tenants do a walk through before signing the lease and sign off on it??"

The previous one yes. We didn't do the move-out walk-through yet.

"Did you have pictures to document the condition of the property and acceptance by the new tenants prior to move in??"

The new tenants haven't moved in yet but they saw the apartment during an open house and ask to have to completely repaint it, not because it is awful but because the desire to have a nice refresh before moving for 2 years.

"What color are they wanting the walls to be repainted?? Have they moved in already??" White. Not yet. They move-in in a month.

-The apartment I rent has several marks on the wall and small holes from various fixtures.

- My new tenants wants me to repaint the entire walls.

- I guess legally I cannot deduct the entire painting from the previous tenant deposit as most of the walls are OK correct?

- If I repaint this 800 sq ft apartment and hire someone (San Francisco), how much is it approximately?

I have a tenant moving out soon. I will have some repairs to do on the walls and it is his responsibility. I have 15 days after he moves to give his deposit back.

So, I need to know exactly how much the repairs will be. Does this mean I have to get a quote from the repairman BEFORE I send the deposit back? Or can I just estimate the repair amount?
