My tenants are leaving in 2 months for a rental property in Newark.

The wood deck stain is removed in area where the tenants walk often. There are also lots of new scratches in the wood.

To repair it, the deck would need to be resurfaced and restain. I am assuming the re-stain is just part of the normal aging and I cannot take their deposit to pay for it correct?

Should I just charge them for the re-surfacing? or both re-surfacing and re-stain?

I applied for a HELOC 4 months ago with a bank...still processing. Can I apply with a new bank in parallel or will it impact my credit score to apply for 2? How long does it typically take to get a HELOC? At what time am I committed to have a HELOC with a given bank? Is there a specific paperwork I need to sign for that?

I am looking for an real estate attorney to go after a city in california. The attorney would represent multiple land owners that need to be re-zoned from open land to residential.

I would like to have the legal as a generous commission in term of equity on the land once converted. Can you recommend anyone?

I wonder if anyone used Venmo to collect rent payment? Is there any fee associated?

I am a landlord and need to have an addendum signed to extend the lease for only few month. Can I just get a signed copy by the tenant and I to be legally valid or do I need it signed in person?

Any recommendation on how to get >90% LTV HELOC with a good rate?

I am looking at the refi rates...and as you know investment properties are expensive to refinance. But....just a thought....is it possible to simple tell the bank it is my primary residence even though it is a rental property? how would they know???

I am planning to buy a property in Paris and currently investigating the financing part. One way is to get a loan...either in the US or in France. I guess US banks don't really want to lend money to buy something overseas? How about a French bank? Any experience?
