Actually, I was referring to TAX sales foreclosure. Where would I get such list?

I bought a land at a County tax deed auction. I did my due diligence and both the city zoning website and the zoning expert at the City said it is residential.

I won the auction....excited....and then another zoning expert at the City said it is Open Land. I confirmed with a higher person at the City is it Open Land.

Is there ANY chance I could get my money back form the County as I was misinformed? Any suggestion on how to proceed? This is a nightmare...

I have a rental in CA. My contract says there is $100 per day for late fee and the rent is $2900 per month. I am not sure legally I can charge $100 per day in CA? The tenants are 7 days late, (including 2 days during weekend). Can I ask for $500 then? Can I just say I will decide later, whether I take some of the security deposit (those $500)? Is there a grace period in CA for tenants who pay late?

I am investigating this niche. I haven't decided yet on the financing: HELOC, second mortgage, cash-out refi, etc.

Not planning to move there. This is for buy and hold.

I am looking for a mentor for tax pre-foreclosure (before they go to auction). If you are in the state of California, it is even better, but I have a lot to learn from any state. Feel free to send me an email.

What's the easiest way to get the list for those tax pre-foreclosure in a specific county? Did you use postcards or letter with a QuitClaim Deeds?

I am considering buying an old home in France (not necessarily a chateau); they have houses called "manoir", that are really nice. The idea would be to buy and hold.

Anyone has experience on buying real estate in France as a US citizen? How did you get a loan? How was the management property?

I bought a land recently and my insurance "Libery Mutual" said I cannot insure land and cannot even put it under umbrella policy. Is this typical? Any insurance company that you would recommend?

Is it possible to ask each County Recorder's Office for the pre-foreclosure listing? or do I have to be physically present and extract them one by one on the County's computer?
