Currently live in family-owned house with a very large lot. We've agreed to ut a double wide trailer in the back so that some of us can live there and give4 everyone some breathing room. Wondering what the implications and otions are here. I know manufactured homes can be financed but some lenders ma require that a foundation be poured, rather than it sitting on slab.  

My main concern is cashing out, as my money will be tied up in the double wide. If we get an appraisal after installing it, will it being on slab make a difference to the value and what sort of exit strategy is available here? Also, are the options for financing more restrictive than I think tey are? 

Bascially, what are the options here and are there any significant blind spots that I should be addressing?

Over the past weekend something woke me out of my 'paralysis of analysis' (as I've heard someone put it) and I'm now actively going to start my investing career. My plan is to start wholesaling 1-2 family homes in and around my area of Brooklyn, NY (perhaps out of it if I find that that's where the investors that are buying are more interested since I'm familiar with pretty much all of Brooklyn).

Howdy! I'm a newbie (as if that wasn't obvious enough) and I'd love to hear some book recommendations dealing only with financing. I've actually read quite a few books recommended in the forum for beginners and am currently chewing through a Peter Conti dvd set.

However, in all of the books the chapters regarding financing investments have only touched upon the concept and the real math involved in it basically. Is there a comprehensive book covering the ins and outs of financing? ie a book that associates specific seller sitautions with the financing that you could offer them and how to structure deals around sellers?

Likewise, I haven't yet found a comprehensive how-to on how to get financing on different types of properties from banks, hard money lenders, and so on and so forth. For example, I know that loans for single family properties have different qualifications then for properties with 5 units or more/ commercial and mixed used properties but I'm not sure precisely what they are or how to go about analyzing properties for them and obtaining them.

Recommendations and explanations would be incredibly helpful :mrgreen:

I've seen the reading list generated by another thread and I'm looking to have one but more specifically directed towards getting a start in apartment houses, of course with opm. Things that I'm looking to understand in the area are the lending practices/ rules for buildings with 4+ units (which I've been led to understand are different than those with under 4, at least in my state), how the upkeep and bills differ and whether the bigger numbers skew the math. Getting to know what exactly the math is would also be great :lol:

Actually, I found the beginnings to what I was looking for in the reading list I started purchasing books from on this stie. I started buying Peter Conti Books and the forum was right, they have a lot more substance than the others I've been reading. However the one I was reading fell just shy of what I would like to know (contracts) before starting to take the actions it discusses in the books.

I've been reading a lot of RE books (most recently spent my weekly education budget on books recommended by a thread on this forum!) and so far haven't encountered a great deal with explicit step by step directions. My question is, what resources would you recommend that provide clear step by step directions on the entire process of finding, financing, and purchasing a property from start to finish? I'm interested in owning apartment houses if that will help narrow it down.

I'm Shane and I'm just getting started on the path of real estate investing. As with anything I've come to learn from people that have already done what I intend to do. My interest right now is in apartment houses but one never knows. Through my participation in this forum I may decide to go another route. Thanks in advance for your part in what will be my success!
