Newbie Financing

Howdy! I'm a newbie (as if that wasn't obvious enough) and I'd love to hear some book recommendations dealing only with financing. I've actually read quite a few books recommended in the forum for beginners and am currently chewing through a Peter Conti dvd set.

However, in all of the books the chapters regarding financing investments have only touched upon the concept and the real math involved in it basically. Is there a comprehensive book covering the ins and outs of financing? ie a book that associates specific seller sitautions with the financing that you could offer them and how to structure deals around sellers?

Likewise, I haven't yet found a comprehensive how-to on how to get financing on different types of properties from banks, hard money lenders, and so on and so forth. For example, I know that loans for single family properties have different qualifications then for properties with 5 units or more/ commercial and mixed used properties but I'm not sure precisely what they are or how to go about analyzing properties for them and obtaining them.

Recommendations and explanations would be incredibly helpful :mrgreen:
