Hello BP!

I’ve got an outstandingly great potential turn key property with equity left in deal and I need a contract for purchase to buy from owner and assignment contract to wholesale it. Looking for advice on where to find these contracts.

I’ve heard it was as simple as typing something up along the lines of “I {name} agree to purchase property at {property} from {owner} for {price}. Just want to be sure it’s legit.

Also does anyone recommend opening escrow for it or just close when time comes.

*would be first deal if it came through*

@Ehsan Rishat thank you sir! Ive used Listsource as a way to find cash buyers in my area but do plan to use it to target specific properties as well!

@Linda Lovely correct. Which is why I followed up with me going down to the county to pull more lists. I’m pretty sure it’s not realistic for one person to send out 4K plus direct mail in 4-5 hours while driving for dollars as your not just sending mail out to every house, your looking for distressed signals.

Not sure why it seems like you’ve got some animosity toward my post lol but clearly I said I finally jumped in. I didn’t say “I’ve accomplished everything I’ve wanted to in real estate”. Success is the sum of small efforts, repeated day in and day out. 👍🏽

@Linda Lovely oh yeah most certainly and I embrace all of that especially the grind and really that's the fun part In RE investing. Growing and learning. I've connected with investors and other wholesalers at REI meetups and hear/see where wholesalers go wrong and give the word wholesaling a bad name. I've got a great game-plan and strategy as to separating myself from the rest and really it revolves around accuracy/delivery in which I've also got systems set up for that!

Hello BP!

I’ve finally jumped into wholesaling after extensively educating myself. Im sure this isn’t much for most but It’s the first step for me. I’ve spent around 4 or 5 hours DFD and have targeted and sent out direct mail to 40 distressed properties. I’ve learned so much about these properties that has confirmed my “what to look fors” after using apps like LandGlide and deal machine about these distressed properties I’ve targeted, ie. Divorce/ quit claim deeds, tax levy’s and just flat out abandonment. Im planning on going down to the county office and pulling records of water shut offs, divorces and pre foreclosures the last 6 months this week and really start sending out a ton more direct mail as I know that it takes a ton more direct mail before that first deal comes in. Just thought I’d let everyone know I jumped off the sidelines and got in the game!

If anyone has any comments or advice I’m all ears! Thanks guys and gals!!

@Ehsan Rishat Thanks for your reply. I know for a fact it is being done here successfully in Omaha so I have yet to look into the exact laws on wholesaling although that reminder was well needed! I’ll actually be attending my second meetup here in Omaha, NE Wednesday so that’s exciting. It sounds like you’ve done a few wholesales yourself as you seem very knowledgeable

Hey Jack! Thanks for your input and advice. What made me want to get into wholesaling is, with me Just starting out in real estate I want to build capitol and strategies through wholesailing and really just use that as a foundation until I start brrrring and doing buy and holds which ultimately is where I will be within a year. A Mercedes isn’t anywhere in my plans of luxury by any means (I’m more of an Audi guy lol) however I do know Wholesaling takes a lot of hustle which I embrace and ultimately I see making me better investor as I see a lot of qualities that go hand in hand in investing. I’ve pulled a few list from list source and I still need to get to the courthouse to pull a few more but I’m definitely excited to take the steps and begin my journey!

Hello BP

Ready to jump into wholesaling but I am currently in need of assignment contracts and purchase of real estate contracts. If anyone has any recommendations of where to find these (aside from google) or have good templates and willing to share that would be greatly appreciated.

Also I’ve got the deal machine app along with the land glide app activated and just curious to see what kind of success anyone has had on deal machine. All comments and opinions are welcomed!
