@Terry Ellis thanks for your reply. I have. and i've got a list of things.... siding, carpet/floors, possible a/c, updated electrical panel, removing shed in back, update kitchen, (cabinets are good) paint, opening up or closing walls, update bathrooms will need to pull permits bc of and possible a new roof as well. It would be quite the project for an investor. Numbers tell me im off 5-10k, however that is my dilemma because what one investor can get priced for one thing another may not.

- Property is 3 bed 2.5 bath in Omaha,Ne in a good area

- 1636 sqft

- Built in 1969

- Subject property was foreclosed on and bought for cash for 114k

- Seller wanted 140 currently at 130k and seller would sign

- Repairs 40k to be safe depending on the buyers connections in my opinion could be less.

-ARV between 190-210k

- This would be my first wholesale deal. I’ve talked to a couple of local wholesalers but only have a couple deals themselves.

If you’re wondering it is a local investor who purchased property herself but is tied up with other flips going which I got in contact with and she is willing to turn around sell.

Just looking for my first deal. Weather it’s $100 profit or not.

I’m aware of the 70% rule in wholesaling but through other successful wholesalers I’ve heard that number can be tweaked.

Any feed back would be great. I have many pictures as well! Thanks

Hi! I would recommend starting with educating yourself to the point where you can start being more specific with exactly what you need help with. When I first started I was watching max maxwell on YouTube everyday and listened to the wholesaling inc podcast everyday which I still do. Reading is another big one. There’s a ton of information out there it’s just about becoming obsessed with wholesaling and taking action!

Good evening BP!

So on one particular property I did an enhanced search to find a property openers number which DealMachine was able to give me however both numbers were no longer in service so from there I went to Truepeoplesearch.com and found the same out of service numbers.

Does anyone have another technique of finding an active number they’ve found successful. The house is vacant so door knocking isn’t a possibility.

Congratulations on your first contract! I’m working on getting mine myself. From what I’ve learned you definitely want to take that contract to the title company as soon as it’s signed to make it “legit”.

If you don’t mind me ask you how much went in to getting your first contract i.e. amount of direct mail or cold calls.
