Hawaii is an intimidating market for sure.  People be like, "$300,000 for a condo? ZOMG."  LMK how the Texas market is relative to here when you go, as I'll be looking to invest in the mainland when I grow a pair and become ready to buy properties sight unseen.

I understand it can be hard to find cash flow properties in our state.  I got a couple cash flow properties.  Dolf De Roos said that, "The deal of the decade comes along once a week".  Finding it before others is the hard part.  I've never invested out of state yet.  I'm sure I will sometime though.  When I start looking at buying apartment complexes it'll be up in the Mainland because apartment complexes here are in the seven digits.

Pack your shorts and tank tops it's been humid here recently.  I just closed on a deal in Aiea and currently working on a refi.  After that I'm going to tie up a property on the westside.  You don't like the westside so much it looks like...why not?  I think the best bang for the buck is on the Leeward side, but you like the east side it seems.

That's the same book that put me on the real estate path.  Unfortunately you can read all the books on the planet Earth and it will not be your best teacher.  Your best teacher will come from actually doing deals and making mistakes.  Learning from your mistakes, being persistant and resilient will be the best teachers in the real estate game.

Buy and holds for now.  I have final signing for another property tomorrow so I'll be moving to Aiea in the next week or so.  I'll lease this property I'm living in now out after just a little more value adds.

Dang dude.  Jumping right into the shark tank with wholesaling in Hawaii.  If that's absolutely what you want to do, you're going to have to master 2 things:

1)  Drive for dollars

2)  Build a network of investors

Unless you are a cash buyer, it'll be tough.  The Hawaii market is very different than the rest of the continental United States.  If I were you, I'd start off small and focus on value adds, then build up from there.

What exactly are you trying to do?  It sounds like you're trying to do one of three things:

1)  A condotel type of thing and place it in the hotel pool

2)  Generate positive cashflow via leasehold

3)  A VRBO type of thing, which doesn't have to be specifically in Waikiki.  VRBO's happen all over the island.

The first one isn't impossible but it's tough to find a good deal.  I was looking at a hotel pool property at Ala Moana, but after looking at the numbers, the nominal cash flow wouldn't be worth the potential risk. 

The second option can be good, but often times with leaseholds they require a large amount down, which would make the ROI long term.

VRBO's can generate a lot of money.  They can often be illegal, high maintanence, and very user involved.

What part of the island?  The one I use specializes more on the westward side of the island.

I used to live in Wahiawa.  Up the heights actually.  I loved the weather up there.  Never needed A/C like I need it on other parts of the island.  I remember hating that one exit for the entire city which caused a line that backed up onto the highway.
