Condos.  The maintanence fee can often be a hindrance in attempting to get cashflow but it's just a part of making the numbers work.  If the numbers don't work I walk away from the deal.  In the beginning I used to buy emotionally and it took a couple of deals to figure out how to not buy emotionally.

I've cashflowed with 0 down on a property plus value add and a refi in Makaha.  And I am currently cashflowing on another property which I put 20% down.  I just bought another in Aiea.  I also put 20% down on this one in Aiea because I knew the demand was going to be fierce for this property and I wanted to lock up the seller in a contract ASAP.

Smart move.  Out of state is way cheaper than here.  I struggle to find cashflow properties here, and when I do I move quick on them because it'll be a bidding war if I don't lock the property up in a contract.

Welcome.  I was looking at a 2BR foreclose in lower Mililani.  I ended up in Aiea, but Mililani is still on the market.  After my refi is done on a separate property I'll be looking for another purchase.  Schofield moved a bunch of military personnel off the island so central Oahu's rents have shifted dramatically in the past year.

Yea buddy.  The Hawaiian time thing can be super annoying, but it can also be pleasant.  I just closed on a property in Aiea and I have contractors bidding for a big job in the condo.  I want to start the job ASAP but they want to start in December.  It's super grrrrrrrr, but it's also whatever.  It's important to have a reserve for emergencies or for things that are out of our control.  @Duc Ong and I have been communicating through email recently and I think he is about to start his real estate investing journey as well.

I recommend googling property managers on that side of the island.  Not being there will force you to get a property manager.  If you get a good one it is a great experience.
