Hi All, My property tax in Austin has shot up yet again in 2023. I used fivestone tax advisors last year but they failed at winning the protest. I'm considering ownwell or po connor this year. Does anyone have companies they recommend that successfully reduced property tax bill?
Thanks

Did you end up using ownwell? I'm considering using them this year

Hi, I have a w2 job based out of seattle, wa and I have rentals in Seattle,WA and Austin, TX. I'm looking for a CPA knowledgeable in both w2 tax saving strategies (401k, backdoor and mega backdoor etc) and real estate tax savings such as deducting repairs, remodeling costs on rentals to advice me on things I need to do before 2022 ends. Can someone recommend a good CPA that charges a reasonable fee? Thanks!

Im in the HVAC and Plumbing business. Home warranties will cover most but not all, often the homeowner owes some out of pocket money (mostly for replacements). Its worth having IF you are having multiple issues with a certain property. We do on average 900 service calls a week and probably 600 of them are from some sort of Home Warranty Company. (First American Home Warranty, Homeserve USA, and American Homeshield are the main 3)

Thanks Brett! Which company has been the best for the customer in your experience? I'm seeing a lot of comments on BP that the main ones like American homeshield get away from covering most requests quoting "preexisting conditions" or some other excuse..

I would say First American Home Warranty and American Home Shield are the two best for anything inside of the home. If you start an account and immediately start placing claims there's a decent chance they will try to say pre-existing. Homeserve offers the best for external plumbing (water and sewer). Neither of the first two cover anything exterior of the home minus clearing a sewer, if it needs dug up they dont cover. I have had some denials for pre existing but these are usually water heater or HVAC replacements that need replaced 2 months after they signed up. Which 9/10 they didn't go bad in 2 months.

Thank you so much!I'll research some more about the "pre-existing" clause!

Hey BP investors! I have a 40 year old duplex in Austin with original plumbing, hvac and AC systems and I'm looking into buying a home warranty to cover eventual repairs. I also have issues with existing washer which needs replacement so I'm wondering if its a good idea to pay for the ~700 annual home warranty since that's how much I will spend on a new washer anyway. However, most reviews for home warranty on bigger pockets are negative. Are there alternative ideas for covering constant mechanical repairs? For instance, I had to spend $1500 for AC coolant replacement recently for one of the AC units at this duplex!

Hi, I'm eyeing a fixer upper Duplex in Austin area, it needs work including foundation, roofing, siding and electrical and other cosmetic repairs. Any contractors in Austin that can help an out of state investor?

Thanks!

I'm thinking of something similar now. Did you do this? Any learnings? All the best :)

Nice to meet you Seth! I'm in Tech in Seattle as well and I closed on my first duplex in Everett this year plus I bought a townhome last year. I'm looking to network with real estate investors in the area, let me know if you have attended any good meet ups that you recommend. I'd love to connect with you and keep each other accountable since I have a similar timeline as you do, to FIRE. Cheers and good luck!

Congrats on the awesome deal! Is 5400 pure cash flow or revenue?
