Hi BP Fam,

Hope you're well! I'm interested in purchasing a 2/3/4 flex with conventional financing this winter. My budget is ~$400k, any neighborhoods that I should focus on with this budget? I saw a decent cash flowing property in 99207, is this a decent neighborhood? I know Spokane has seen a huge growth during the pandemic but what do you think of rental and appreciation potential post-pandemic? And lastly, any multifamily specific real estate agents you recommend in Spokane area?

Thanks @John Barrett. Thanks for the response! I haven't seen the 120 day notice rule on the RHAWA website but I have talked to the tenants and sent rent increase notices with a 60-day notice that the housing authority required. The rent increase request has been approved by the housing authority with higher rent obligation from the tenants so I need to wait and see what the tenants decide to do!

Hi All,

I recently purchased a duplex in Snohomish County and I want to make interior updates and rent it for market rent. Units haven't been updated in the probably the last 30 years. Is it possible to make DIY interior updates watching YouTube videos? Has anyone done this as a newbie successfully? Also, please send referrals for general contractors in the area with good pricing and experience. Thanks!

Hello fam,

I closed on a duplex last month in Greater Seattle area. There are currently tenants in both the units (month to month) who have lived there pretty much for the last 20 years and are elderly. Both units are subsidized by the housing authority that pays 80% of the rent and they are below market rents (negative cashflow currently). I would like to ask one of the tenants to vacate so that I can make interior updates and rent it for market rent. Housing authority said I need to give an usual 20 day notice to vacate but are there any other laws (pandemic related or otherwise) I need to keep in mind? Also, has anyone been in a situation where you had to ask elderly tenants to vacate? I obviously want to make cashflow but want to deal with the tenants in a humane way. Any inputs?

Update: I got out of this deal and bought a duplex instead. Thanks everyone for your valuable inputs!

@Leonard The noise wasn't too bad during the daytime but when I went in then night I could hear it inside  the house  due to more interstate traffic, which is what got me worried

@Joe Thanks for your response. It is in a great neighborhood but the noise is the main concern with this house because of I5 and the freeway.
