I am looking for a recommendation for an accountant with real estate specialty - someone who can do taxes but also understands how to take advantage of the tax benefits when it comes to real estate investing (personally owned properties and also K1s from commercial investments)

Your best bet would be to run all (3) through the same bank and get a low conventional rate on each one.  If you do a commercial deal that could take all three together your rate and broker fee's will be higher.  At least when you run the deals simultaneously the bank can use the same credit report and close with the same title same day.  Also keep in mind cash out refinance rates will be higher in January!

Does anyone know how to get cash out on multiple properties in a single deal? Will such cash out more expensive than obtaining the refinance cash out individually or getting the mortgage in the first place? I like the idea of cash offer / no hassle transaction but want to understand if it comes with a cost later.

Appreciate if any one has a referral for a good investor friendly accountant with knowledge of real estate in Morris country NJ

Is it true that having LLC adds to the cost of managing real estate (insurance can go up, mortgage could be difficult or expensive). Agree, from accounting perspective, its clean to have LLC separate from personal finances.
