I'm from Hawaii and I recently started purchasing homes in the SA market for rental (BRRRR) and flipping opportunities. I am also looking for putting together a great team here in SA, but I haven't solidified all of the pieces as of yet (I've been here for about 6 months). However, I do have a property manager that I can refer you to: Randy Morris at Morris Realty. There is also RentWerx; however, I don't have personal experience with utilizing their services.

It's nice to see that others are looking into SA. I'm originally from Hawaii and have decided to invest in Texas, particularly in SA. Currently, I am building my team and network in San Antonio (I have partially moved there to do this). Anyway, from my experience, I would say that the real estate agent team member has been the most difficult for me. In fact, I haven't found a solid reference so far to really lean on, who has an investor's mindset and eyes. So, I apologize, I can't help you there yet. 

For the property manager, I currently use Randy Morris at Morris Realty. I like him and his company. If you would like an introduction, just let me know. As for neighborhoods, I have personally know only a few areas pretty well; however, I plan to expand my neighborhood knowledge as time goes on. Hi @Kelly McKenzie I'm not sure about cash-out refi loans on investment duplexes @ the current post-COVID world, but I know things have gotten a lot harder for financing for investors. If I'm not mistaken, a "cash-out refi" loan is a HELOC, and in this case, on your investment property. Yup, I heard that product has died during Covid.

If you haven't found anyone as of yet, may I recommend checking out Morris Realty. If you're looking for a small feel management company in SA, I would recommend them. They take care of my rental here in San Antonio.

@Scott King where is this at? Oahu, Maui, Big Island?

I agree with @Taylor L., be careful on short-term rentals. If your place is in Hawaii, might want to check out the short-term rental regulations. Hawaii is pretty strict on that stuff.

It's pretty early to tell, but I'm based in Hawaii and we literally just shut-down, i.e. no public places, mandatory stay @ home orders from the Mayor and Governor, etc. I believe we are going to hurt pretty bad b/c our state economy is hugely reliant on Tourism, and that has pretty much halted. We just implemented (or soon-to-be) a 14-day mandatory quarantine for all visitors coming into the State. In Kauai, they have implemented a curfew for all residents on the island. It appears to me that things will take some time to settle down.

I just hope we can take care of it soon. Aloha.

I don't think @Duc Ong is giving you tax advice, the ratio (ROE) that he mentions has to do with how efficiently you are using your equity (tax implications aside). The ratio will tell you, in no uncertain terms, if your equity is best used in one investment strategy or another, or one investment property versus another. 

Given your last statement, probably best to get your CPA to figure that out for you.
