It's not that hard, you can do it. After you cut the main countertop piece, there are end cap pieces that you can glue onto the exposed end. It will have the same profile shape of the countertop. Normally, you can apply that laminate piece with a hot iron to heat the glue that's already on the piece itself. You usually find them in the same aisle, just make sure you have the same style.

Youtube videos are great as well to reference. Cutting out the sink is not hard as well; just use the jigsaw/circular saw and follow the template. Then, use a lot of silicone to maintain water-tightness. I hope that helps!

Hi @Andrew Postell , might be a simple question, what is the difference btwn the HELOC and a LOC? In @Pedro Padierna scenario, would the LOC be tied to the 4 properties as a "blanket" of sorts, i.e. one big credit line in exchange for the four properties as collateral? Or, is it not tied to the properties themselves? Thanks for your response.

Hi @Je Juergen I have used inspectors who were also certified by ASHI (American Society of Home Inspectors), who are well-qualified as well. So, you may also try them out as well for your search.

I think it just depends. The bigger banks like BOH and FHB are very conservative in their underwriting, so if the paperwork is in place and the numbers work, they would be a great place to go. If it's less than stellar, the smaller institutions might have some wiggle room to help out. I don't know your particular situation, but I think you understand the gist of what I'm saying.

Also, @James Stewart might be correct in going through someone that has access to these lenders. I'm assuming he's talking about a mortgage broker, which might be helpful. I have a couple of ppl that might be able to help you. PM me if you want to know. Aloha!

I don't know what Makaha Towers vacancy rate is; however, Makaha is very far away from core Honolulu itself and I'm not sure a studio/1BR unit will cashflow well in that particular project. I can only assume that you don't very much the difference btwn Makaha and Honolulu, but they are vastly different from one another. If I remember correctly, the maintenance fees are quite high in that project and rents can barely cover the basic expenses, so maybe might not be good. 

Hawaii is pretty expensive in general and good CF is quite difficult to come by. Aloha Carlos!

I think it depends on the demographics you are serving. Where I live (Hawaii), it makes more sense to go with the 3/1 versus a 2/1 SFR if you want higher rents. Price points and investment types (SFR, Condo, etc) are important to consider. However, I find 3/1 more popular with the families here on island. So, it just depends on where you at and who you are serving. My thoughts! Good Luck.

Hi, I will be visiting a friend around the area of Everett/Bothell area for a couple of days (it's my first time in the state). I'm looking to meet some people or meetups in the area or surrounding area to network with. I am quite curious about that market and possibly invest some money there (you never know).
