I don't think it's ever too early man. Even though I'm only a little bit older than you, I wish I was thinking how you are. You're lucky to have a grandfather around; you can soak up some game and wisdom from. If I were you I'd try to tag along with him as much as possible and I would ALWAYS ask questions. Keep stacking money and keep learning. The RE market is cyclical, so when prices do drop you'll be in prime position to take full advantage. Good luck!

Is it imperative that your mom remain in the house? Seller financing may be an option..

How long did it take you to do the coursework and prepare for the exam?

Some great replies in here. Always good to hear different perspectives. Me? I think I would leverage about 200k. I would use it to be MFH or perhaps a small apartment.
