Do you think it would be awkward putting in an offer on your neighbors house? You also said you don't plan on staying there for the long, so I would go for it.

Hey BP family. I'm an aspiring real estate investor who lives in Houston. I'm  completing my undergrad degree in Finance and hopefully aim to be a Financial Analyst/Financial Planner or CPA within the next couple years. I also plan on acquiring my real estate license. My hope is that those 2, along with the stuff I'm teaching myself through books/the podcast/the site, can give me an edge when it comes to investing. 

I'm interested in SFH and MFH buy and holds for equity buildup/cash flow, but from what I've seen there doesn't appear to be a lot of the latter in the Houston area. As I am a student, my funds are limited so right now I'm focusing on eliminating consumer debt, boosting my credit score, and saving some money to invest.

I'd be interested in networking/partnering/interning (LOL I'm serious) with local investors/wholesalers/realtors to get some hands on experience spotting potential deals, estimating rehabs, marketing etc.

I like Dave Ramsey's approach to getting out of debt with the snowball effect, but I really don't understand his aversion to debt. Yes, debt is "dumb" if you're using it for dumb things such as consumer debt, but debt can also provide you leverage if you're educated and use it properly. 

I like Grant's 10X approach. Really made me step up my goals and aim high.
