Seller wants to sell they’re property but lives in a different state how do you go about looking at the Inside of the property?

Do you discuss what the seller wants for the property over the phone? or do you like to meet them first before talking numbers i see pros and cons in both choices which method do you prefer and why? Thanks

How do you look up homes that become vacant here in Norfolk the city of Norfolk department of public health - Bureau of environmental health will put a notice of violation on your door if your home is unfit to live in or not kept up with so shouldn’t there be public records on this info?

Should you tell your cash buyer that your wholesaling I think theirs many pro to telling your buyer but I worry they might cut the middle man out (being me) and turn straight to the source am I over complicating things?
